Abstract

Koperasi Tunas Muda Sungai Ara Berhad, also known as KTMSAB was established on January 7th, 1996 by some local leaders with the support of Sungai Ara UMNO and a Malay Cooperative Officer Mr. Jaafar bin Haji Abd. Majid. The original purpose of the establishment of this cooperative was to defend the local citizen and avoid being evicted from their homes. The Cooperative’s Master Plan when starting a business is to develop all cooperative land in phases and combine them with development initiatives systematically. The cooperative operates exclusively in Penang, Malaysia. Currently, their core business is in the Real Estate Housing Development Industry. The company offers construction and development of public housing projects, commercial development, and buildings. KTMSAB has completed more than a billion ringgit worth of development works in housing and commercial areas through work dedication and commitment.
This internship report highlights the work experience I have gathered as an Intern in various departments of KTMSAB from March 01, 2024, until August 9, 2024. My memorable and enlightening 6-month industrial training at KTMSAB provided a comprehensive overview of the real estate sector, equipping me with practical skills in project management, market research, and marketing. During the training, I gained hands-on experience in data entry, market value assessment, and quality control. I also participated in real-world scenarios such as handling work events and inspecting defective houses. The training emphasized professionalism, time management, and a detailed understanding of the real estate sector. The SWOT analysis highlights KTMSAB's strengths, including its extensive experience and skilled workforce, while also addressing weaknesses such as regulatory constraints under the Cooperative Act 1993 and lack of technological integration. Opportunities lie in its diverse asset portfolio and strategic partnerships, while threats include competition from major developers and economic downturns affecting property values. Recommendations for KTMSAB include adopting sustainable real estate practices, implementing a knowledge management system, conducting a strategic review of the Cooperative Act, and embracing digital transformation. I can leverage this experience to pursue careers in real estate development or project management, aiming to become a seasoned professional capable of managing complex projects and driving sustainable development within the industry.
In conclusion, the industrial training at KTMSAB was a transformative experience, providing valuable insights into the real estate sector and equipping me with the skills and knowledge necessary to excel in the field.
