Abstract

The housing sector is one of the most dynamic, risky, and challenging industries. Abandoned Housing Projects have become a serious issue for the housing industry in Malaysia. The issues of abandoned housing projects are not new in Malaysia. The meaning of an abandoned project is the construction and development work on the site is stopped for six months or more continuously, either within the completion period or outside the completion period as stipulated in the Sale and Purchase Agreement. A study has been conducted on the impact of abandoned housing projects in Taman Flora on community sustainability in the Lembah Beringin. This study focuses on several problems for the impact of abandoned housing projects on the communities living near abandoned projects. To achieve the purpose of this study, several objectives have been prepared among which are to identify the main impact of abandoned housing projects on community sustainability, to analyze the types of existing facilities to the community in the study area due to abandoned housing projects and to suggest the suitability of redevelopment in brownfield areas to create a comprehensive and sustainable city on community. For this study, there are four data methods used, among them are survey form, questionnaire form, online survey, and government publication. Based on 55 selected respondents who live near the abandoned project, the results show that there are five effects of abandoned housing projects on the community around the study area, among them are safety impact, health impact, economic impact, social impact, and environmental impact. This abandoned project also caused the effect of lack of public facilities around the study area. Besides, at the end of this research, several recommendations have been suggested by using the method of redevelopment for the study site with the concept of community sustainability. There are five proposed redevelopment elements for this study. The implementation of redevelopment is to create a comprehensive and sustainable city for the community in the study area.
