Unutilized industrial development area are not rare scenario in this country. The unwell-planned development project become problems when issues arise where it can bring harm and effect to its surrounding. This project paper were aimed to gives a guidance to a proper planning of industrial development by follow the right guidelines and legislation that has published by authorities. Moreover, the characteristic of a good industrial development planning will be elaborate to show how well planned project should be done. To make this project success this study were being refer to various types of resource which is research paper, journal, article, guidelines and legislations by authorities as guidance. The right guidance by authorities will help in sustain the environment and preserve the nature from being waste and misuse. This project paper is done to help in solving the unutilized issues by gives several recommendations of guidelines that can help in assist and act as a guidance to developer, investor and local authorities in planning an industrial area. Hence, the guidelines that were being recommend are issued by the authorities to make sure that the development not impact the environment, surrounding and community .Hopefully, this paper project can be helpful to avoid many more unutilized industrial area development scenario in future.
