Abstract

My stepping stone to the corporate world was paved with an eye-opening six months of industrial training at MRCB, one of the top property and construction firms in the nation. As part of my Bachelor of Business Administration (Hons) Finance degree program, in my final year, I had the opportunity to complete an internship at Malaysian Resources Corporation Berhad (MRCB), a company that I had personally selected. It is a Government-Linked Company with operations all over Malaysia and also part of Australia and New Zealand. It is located at the Kuala Lumpur Sentral headquarters, which is one of the four offices that MRCB operates. I gain valuable insights on professional work life, as well as hands-on learning experience, through comprehensive exposure to the sector. There were many challenges and lessons learned while adapting to the working environment. One of the issues that is going around at the company is “The Decline in Profit and Revenue” From my time at the company, I have done an observation and come up with the SWOT analysis. Strengths of MRCB are that they have strong expertise in Transit-Oriented Development, a strong infrastructure track record of completion, and successful and prioritization employee training. However, MRCB also has a higher employee turnover, high debt and a decline in profit and revenue through unsold unit properties and fewer project tenders. As for external factors, for the opportunities, the company could secure the opportunity with a government project, with the new property launches and international growth. Matters such as interest rate risk, rising cost and margin pressure and lastly, regulatory delays and approval challenges are threats to the company. I have developed recommendations to minimize the risk of getting another decline in profit and revenue issues through the application of the SWOT matrix method, and I hope that the company will be able to generate more income by achieve high profit and revenue instead of gaining losses.
