Adoption of green building maintenance practices among facilities maintenance providers in Malaysia

Green building (GB) practices are becoming more common in Malaysia, driven by government policies, industry initiatives, and growing awareness of sustainability. Effective green building (GB) maintenance is crucial to ensuring that these buildings continue to perform efficiently and sustainably throughout their lifecycle. The involvement of facilities maintenance (FM) providers is essential in this process, as they bring the expertise, technology, and comprehensive strategies needed to maintain green building (GB) and achieve sustainability goals. However, due to lack of standards and regulations imposed by government, there is often inconsistency in the quality and execution of green building (GB) maintenance practices, leading to challenges in fully realizing their sustainability potential. Thus, the aim of this research is focusing on discovering the government initiatives in facilitating facilities maintenance (FM) providers to maintain green building (GB) effectively in Malaysia by identifying the level of awareness among facilities maintenance (FM) providers for green building (GB) maintenance practices and determining the factors that leads to green building (GB) maintenance practices problems in Malaysia. Quantitative method was adopted to achieve the research objectives, data collections from 167 respondents out of 175 respondents in Selangor were gathered through questionnaire survey method. The collected data was analysed by using the SPSS version 27 quantitative software. The findings revealed that most respondents were aware of the need for green building (GB) maintenance practices. However, there were some obstacles in maintaining GBs in Malaysia, which prompted government efforts to support facility management (FM) providers. These efforts aim to enhance the economic viability of building maintenance activities by integrating functional practices, technologies, and strategies. To sum up, it was recommended that involving specific grades of FM providers in the Malaysian industry to obtain more comprehensive results, making the research easier to use.
