The impact of railway stations on commercial property value in Kluang, Johor using Geo-Information System (GIS) application

The railway transport system is a crucial component of urban development, facilitating mobility and connectivity between locations. In the context of real estate, the presence of railway stations is anticipated to influence property values in surrounding areas. This paper explores the theoretical relationship between railway infrastructure and commercial real estate values, focusing on the case of the Kluang ETS and the future EDTP Gemas-Johor Bahru Twin Track project. The study will examine key factors that contribute to property value fluctuations, such as accessibility, commercial density, and urban planning considerations. A framework will be proposed using the Geo- Information System (GIS) application and multiple regression analysis (MRA) to assess the potential impact of railway stations on commercial property values. By synthesizing existing literature and theoretical models, this paper aims to provide insights for policymakers, urban planners, and real estate stakeholders on the implications of railway infrastructure for commercial property investment and development.
