Abstract
In considering Malaysia’s fast urbanization and changing housing needs, this research examines the factors contributing to the development of strata housing in Seri Iskandar. Strata housing like apartments, flats, and condominiums are needed related to grow of urban areas and increasing demand for affordable housing options. Oversupply and inadequate property management was the challenges that Perak faces now, because of that, satisfaction and long-term sustainability of strata housing projects will be affected. In Perak, particularly in Seri Iskandar the oversupply of strata housing has resulted in plenty of unsold houses, contribute to the overhang of real estate. Oversupply of units, however, often brings about decreased property values and increased competition among sellers, which eventually leads to financial strain for developers and dissatisfaction among buyers due to inadequate management and maintenance of properties. This research aims to provide useful insights to developers, homebuyers, and investor in enhancing the sustainability of strata housing developments in Malaysia by understanding the interplay between buyer preferences. Data will be gathered and analyze using primary data and secondary data. A primary data is the data that be collected in the previous research and secondary data that be used is a quantitave research method which reveals trends and provide the useful insights to developers, homebuyers and investors
