Abstract

It is of the utmost important that the Building Surveyor, as a consultant in any building project to ensure that the project progress and completed within the contract duration. The successful of any project will reflect the efficiency and competency of those involved in the project A construction organisation is an organisation that often has to face more crisis as compared to other industries. This is due to the problems of securing projects, organization and construction, and lack of sources of materials that usually occurred during peak construction periods. In minimizing the extension of time and delay project, the needs of efficient methods and approaches must be used in construction organisations so as to avoid critical problems. However, delays do occur which would affect the smooth running of the project There are many reasons for such a delay. The fault for the delay may lie on the contractor whereby he may fail to follow specification or order material on time or he may encounter labour problems on site. It could also be due to the fault of the employer for failing to employ a more efficient contractor or where he wrongly anticipates the overall cost of the project. All these delays will cause extra time and money. I, therefore, feel that steps should be taken to prevent any unnecessary delay so that building school project can be completed on time. Thus, the main objective in writing this dissertation is to identify these causes and the implication of such delay in building project. Hopefully, by identifying these causes and its effect and implication, enable better solutions which may benefit the building industry in this country. “Prevention is better than cure; thus I hope this study analysis can provide some additional knowledge to help local contractors and project managers in the effort to focus and minimize the delay school project under JKR Kelantan Hopefully, with the current positive growing economic scenario, especially in construction industry, Kelantan Darul Nairn especially, can emerge as a fully developed tourism country by the year 2020
